This leasing guide outlines how to apply, what to expect, and how availability works for our renovated one-bedroom apartments.

Lease Terms & Availability

Lease terms at our Downtown Williamsburg apartments typically run:

  • Early June through late May
  • Early August through late July

Renewal leases follow the same general schedule.

Occasionally, apartments may become available outside these timeframes depending on turnover and availability.

Please note: Lease start and end dates are fixed calendar dates and may fall on a weekday or weekend.

1. Apartment Turnover & Availability

King & Queen Apartments consists of 26 renovated one-bedroom apartments.

Because many residents are William & Mary undergraduate and graduate students, typical residency ranges from one to three years. As a result, annual apartment availability varies — some years only a few units become available, while in other years multiple apartments may open for leasing.

Apartments are offered on a first-come, first-served basis to approved applicants once existing leases are not renewed.

2. Rental Applications, Fees & Deposit

Applications for our Downtown Williamsburg apartments are accepted throughout the year based on availability. In many cases, applications for the upcoming academic year are accepted during the fall semester.

Each apartment accommodates a maximum of two residents.

To begin the leasing process, each prospective tenant must submit:

  • A completed and signed Rental Application
  • A $65 application fee (per applicant)
  • An Application Deposit equal to two months’ rent (per apartment)
  • A copy of government-issued photo ID
  • Student ID (if applicable)
  • A completed Rent Guarantor Application
  • A signed Guarantor Acknowledgment
  • A $65 guarantor application fee

The Application Deposit converts to the Security Deposit upon lease execution.

Rental rates and lease terms are typically updated annually in late December.

All applications are subject to Management approval.

3. Rent Guarantors

Each tenant is required to have a Rent Guarantor.

A Rent Guarantor financially guarantees the lease obligations — including rent and damages — should the tenant fail to meet those obligations.

Important details:

  • A Rent Guarantor is not a tenant
  • A Rent Guarantor does not have occupancy rights
  • A Rent Guarantor guarantees financial performance only

If two unrelated tenants share an apartment, the lease is joint and several. Each guarantor guarantees the full lease obligation.

Guarantors must complete an application, submit a $65 fee, and undergo income and credit verification before signing the Rent Guarantee Agreement.

4. Submitting Your Application & Payments

Once your completed documents and certified funds are ready, please contact Management at:

One Door Realty, Inc.

Once received, Management will begin the application review process.

5. Approval & Lease Signing

Upon approval, you will be contacted to schedule lease signing.

At signing:

  • Tenant(s) execute the Lease Agreement
  • Rent Guarantor signs the Rent Guarantee Agreement

A Note Regarding Student Housing

Virginia law does not require property owners to rent to individuals whose primary status is “student.”
